A zone name alone is never a development entitlement. Revenue village, sector, land use, road network, pooling status and parcel constraints must align.
Potential opportunities may interact with urban-extension areas, existing settlements, Rohini/Bawana interfaces, proposed networks and UER-II.
Confirm the applicable zonal plan, sector, land use, village boundary, acquisition history and road access.
Distinguish DDA-developed or acquired areas from unacquired components and verify the applicable planning and pooling framework.
Check whether the specific parcel is in a relevant urban-extension/land-pooling area and whether official sector mapping supports the stated position.

The notified High Density Corridor is a 250-metre-wide corridor on each side from the edge of the ROW of executed UER-II stretches, subject to availability of a secondary service road and the official Road Network Plan.

After 50% surrender from an original plot of at least 8,000 sq m; at least 75% of the HDC plot must fall within the zone.
The plot must also form part of the notified RNP for the concerned Land Pooling area.
