DelhiSmartCity.com is an independent planning-information platform with a controlled, high-level networking intake. These terms define what the platform currently does—and does not do.

Substance controls: A disclaimer cannot override the law. Regulatory treatment depends on the actual activity, facts, parties, remuneration and property involved.

Current service

Information and preliminary screening only.

Planning information

Source-led explanations of MPD-2047, Land Pooling, LDA, TOD, South Delhi planning and connected policies.

High-level intake

Receipt of non-sensitive expressions of interest concerning raw land, assembly, professional capability or collaboration.

Compliance first

Role, authority and regulatory scope should be reviewed before any connection or substantive engagement is considered.

Research enquiries

Planning-intelligence briefs may be separately scoped.

Users may request a source-led locality, policy or preliminary site-screening research brief. Any accepted work must have a separate written scope, a fixed research fee unrelated to property value or transaction outcome, and clear limits: it is not a title certificate, valuation, architectural sanction, legal opinion, investment recommendation, brokerage service or assurance of approval.

Architectural, planning, surveying, legal, tax, engineering and valuation conclusions must come from appropriately qualified independent professionals.

Express exclusions

No project brokerage or transaction service.

The website does not

  • List or advertise apartments, buildings, project plots or promoter inventory
  • Invite bookings, tokens, deposits, expressions of interest or advances for a project
  • Negotiate price or terms, prepare offers, close transactions or collect consideration
  • Act as agent, broker, fiduciary, promoter representative, escrow agent or investment adviser
  • Charge brokerage, commission, referral fee, success fee or transaction-linked remuneration

No relationship by submission

  • No agency, listing, mandate, partnership, joint venture or fiduciary relationship
  • No endorsement of a participant, property, title, value, plan, approval or commercial representation
  • No confidentiality undertaking until separately agreed in writing
  • No assurance that an enquiry will be accepted, introduced or progressed

Brokers and professional advisers

Welcome for networking—subject to disclosure.

A broker, property adviser, aggregator, lawyer, planner, surveyor or other professional may submit a high-level brief only if their role and authority are accurately disclosed. Where a professional registration or licence applies, the participant must provide valid details and remain independently responsible for compliance.

DelhiSmartCity.com does not appoint, endorse or share commission with a broker merely because information is submitted. Project inventory and requests to advertise, book, negotiate or close a project sale will not be accepted under the current service.

Change-control rule

Pause before expanding the service.

No feature or business activity may be added that could amount to promoting a real-estate project or facilitating a project sale until appropriate written legal and regulatory advice is obtained and any required registrations, disclosures and operating controls are in place.

Examples requiring review: publishing project availability or price, introducing a project buyer and seller for negotiation, acting for a promoter, accepting a transaction-linked fee, taking a token or booking amount, or assisting closing.

User responsibility

Verify independently before acting.

Users must obtain independent legal, planning, title, survey, tax, financial and regulatory advice. They must verify identity, authority, ownership, encumbrances, land use, road access, acquisition status, project registration and every official approval. Do not send Aadhaar, PAN, banking details, passwords, original deeds or unredacted sensitive documents at the preliminary stage.
